The great reopening is happening and as summer ends we look towards the holiday season and 2021 with hope. The strongest area of commercial real estate is without a doubt the industrial sector, with the push to e-commerce looking more like a forceful mosh pit shove! Consumer demand online has been driven by the fact that everyone is being forced to work and shop from home, yet buying patterns and purchasing ability have not slowed down. This is apparent in what we’re all seeing in e-commerce sales and food takeout-delivery ordering. Online ordering has been boosted and consumer goods manufacturing is growing again, as witnessed in the ISM index growth for 4 straight months. The ISM Manufacturing Index is now at its highest level since March 2019.

Leasing demand is strong and development is providing supply at a furious pace, with investor appetite growing even more. The only thing holding back is the cautious lending landscape, which has only driven institutional investor activity further ahead of the pack due to access to capital and a keen eye towards opportunities in class A product that is forecasted to see continued occupier demand over the next 3-5 years.

If you notice all the names of retailers who are crushing it with marketing and stock value, they are also the same names out in the national markets looking to beef up their manufacturing locations as well as their logistics and distribution site selections. Auto parts, home goods, grocers, third party logistics providers, furniture retailers, and electric car manufacturers are all in the news taking down HUGE spaces in BIG warehouse buildings! It’s amazing to see the dichotomy between retail locations and warehouse distribution locations, and the conversation being had by major mall developers to bring a larger presence of e-commerce distribution into their bricks and mortars.
